A healthy home check is an independent assessment of the energy performance in your home together with a ventilation and indoor air quality risk assessment. You get an updated BER (Building energy rating) if required, together with recommendations as to how you can improve the BER to a minimum B2 rating. In addition, there is a ventilation and indoor air quality risk assessment to check if the house has any potential issues with damp/ mould, radon or carbon dioxide gas (C02).

Radon is a radioactive gas which can be present in soils and rocks. It can only be detected using specialist monitors. It can enter a house through small cracks e.g., in floors or from gaps in pipes and can increase to very high concentrations and if inhaled particles can become attached to lung tissue, which can damage cells in the lung which could lead to lung cancer. Radon gas is the second biggest cause of lung cancer after smoking and is directly linked to almost 300 lung cancer cases in Ireland each year.
Carbon dioxide is an odourless, colourless natural gas that can be hard to measure without the proper tools. Excess carbon dioxide can lead to drowsiness headaches and poor concentration. It can be a good marker for the effectiveness of ventilation to remove the build-up of pollutants in the home. The healthy home check uses a combination of data and surveys to understand ventilation effectiveness.
A damp home is a breeding ground for mould, which damages walls and furniture and is bad for your health. Mould spores occur naturally in the air and they quickly multiply once they find a damp surface. The build-up of moisture in the air is a significant contributor to conditions that cause mould in the home.
Dampness inside masonry and other parts of the building fabric can create a habitable environment for mould. These hidden mould infestations can damage your home without you even knowing it.
